What is a Phase I/ Environmental Site Assessment (ESA)?


ESA's provide potential means for discovery of environmental problems, Revealing possible violations, discrepancies or possible sources of contamination at a site. ESA's are performed prior to financial transactions involving commercial real estate to collect and catalog information, which may prove to be a potential threat of an environmental liability. All information is documented in a comprehensive, reader friendly report, prepared for all levels of understanding.

We use many methods of tracing and cross referencing to methodically capture all information possible to reduce or eliminate your future with any or all of the following procedures as readily available.

          • Title search or assessor records review for a 30 to 50 year period

          • Inquiry to determine whether DEP (Department of environmental protection) has a site

What is a Transaction Screen?

        • Detailed On-Site Inspection and visual inspection.
        • Off-Site Recognizance (Approximately 1 mile)
        • Governmental database Search
        • Interviews with Owner/Operator(s) with Historic knowledge of the site
        • Interviews with local officials (Fire marshal, Township manager/Engineer, Health
        • Department, etc.)
        • Report Preparation

 

The main goal of Phase I ESA's are to evaluate current and past usage of the property concerned in a diligent effort to protect the client from future liabilities.
