Why do you need a home
inspection or a commercial inspection?
The purchase
of a home or commercial building is one of the largest single
investments you will ever make. You should know exactly what to
expect --- both indoors and out -- in terms of needed and future
repairs and maintenance.
An inspection is a visual examination of the structure and systems
of a building. If you are thinking of buying a home, condominium,
mobile home, or commercial building, you should have it thoroughly
inspected before the final purchase by an experienced and impartial
professional inspector.
How can I
be assured the condition of the home I want to buy is actually
what it seems? Will I need to Re-Roof or Install new Air Conditioning?
Is the Plumbing and Electrical functioning properly? Will I need
new Heating System or Hot Water Heater? Is the Foundation and
the Structure sound? How old are my Major Appliances? You want
questions answered! That is why you need a home inspection. Your
report will answer all of these questions.
If the inspector finds problems in a building, it does not necessarily
mean you should not buy it, only that you will know in advance
what type of repairs to anticipate. A seller may be willing to
make repairs because of significant problems discovered by the
inspector. If your budget is tight, or if you do not wish to become
involved in future repair work, you may decide that this is not
the property for you. The choice is yours.
ALWAYS try to be present at the time of the inspection. This way
the inspector can explain as he goes through the property what
he is looking at and what he is including in his report.
